Landlord FAQs
Your questions answered
01
What types of properties do you manage?

We manage a range of residential properties suitable for serviced accommodation, short-term lets, and long-term tenancies. Each property must meet safety, legal, and comfort standards, including gas, electrical, and fire safety compliance.
02
What legal responsibilities do I retain as a landlord?

While Exhibit Living handles day-to-day management, you remain responsible for:

-
Ensuring the property complies with UK housing and safety regulations
-
Maintaining building insurance
-
Major structural maintenance
-
Meeting all obligations under the Landlord and Tenant Act 1985 and Housing Act 2004, including gas, electrical, and fire safety checks
03
Is this Airbnb?

Platforms such as Airbnb and other booking channels are simply marketing tools used to
reach vetted guests.
Exhibit Living operates as a professional accommodation provider, focusing on responsible guests such as business travellers and contractors rather than holiday party bookings.
04
What about renters’ rights and tenant protections?

Exhibit Living ensures all lettings comply with the Renters’ Rights Act and other applicable UK tenancy laws. Tenants’ rights, including notice periods, eviction procedures, and safety standards, are respected at all times. We act as the liaison to ensure both landlords and tenants meet their obligations.
05
Can I still visit my property?

Yes. Landlords are welcome to visit their property with prior notice. Exhibit Living will schedule visits to avoid disruption to guests or tenants, maintaining a professional, secure environment.
06
How do you ensure legal compliance?

Exhibit Living stays up-to-date with all UK property regulations, including:
-
Landlord and Tenant Act 1985 & 1988
-
Housing Act 2004
-
Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
-
Gas Safety (Installation and Use) Regulations 1998
-
Renters’ Rights Act
We manage compliance checks, certificates, and renewals, providing landlords with peace of mind.
07
What about insurance and liability?

Landlords must maintain buildings insurance. Exhibit Living recommends additional coverage for short-term or serviced accommodation use. Liability insurance for guest injuries, damage, or other incidents is also strongly advised to protect both parties.
08
Do I retain control over my property?
Yes. While Exhibit Living handles operations, you remain the legal owner. We keep you informed with transparent reporting and give you oversight over major decisions.
